Selling instead of moving is usually cheaper

Moving a home costs money and risks damage. We buy Pennsylvania mobile homes as-is for cash, so nothing has to move.

Cheaper than moving

Skip the move — get a cash offer on the home as-is

Most Pennsylvania owners who price a move end up selling instead. There are no permits to pull, no escort vehicles, no re-set crew and no risk of cracking the frame or plumbing. We buy single-wides, double-wides and pre-1976 homes across Pennsylvania, in parks or on owned land, and we pay the back lot rent at closing when there is any.

Ranges assume a move inside Pennsylvania. Distance, township permits, bridge restrictions, home age and destination site work move the final number.

What actually drives the price

Sections. Every section is its own haul, its own oversize permit and its own escort vehicle. That is why a double-wide is more than twice a single-wide once tear-down and re-set are counted.

Distance and terrain. Pennsylvania ridges, weight-restricted bridges and small-town turns force detours, so billed road miles usually beat the map distance. Under about 50 miles, movers charge a minimum rather than by the mile.

Running gear. Axles, tires and the hitch are often gone or unsafe on a home that has sat for twenty years. Replacing them adds roughly $1,000 per section.

Permits and escorts. Each section needs a state oversize permit, township road permits are common, and wide loads need pilot cars charged per mile.

Set-up at the new site. Blocking, piers, leveling, tie-downs, utility reconnection, skirting and a prepared pad are frequently half the total bill on a full-service move.

Age. A pre-1976 home is the hardest and most expensive to move, and many parks will not accept one at all. Our guide to selling a pre-1976 mobile home explains the options.

Frequently asked questions

How much does it cost to move a single-wide mobile home?
In Pennsylvania in 2026, moving a single-wide mobile home costs about $4,000 to $9,000 for a full-service move under 100 miles, and roughly $2,500 to $5,500 for transport only. Long hauls across the state, missing axles and tires, pre-1976 homes, and township permit hurdles push single-wide moves toward $12,000.
How much does it cost to move a double-wide mobile home in PA?
A double-wide has to be split and hauled as two sections with two escort vehicles, so costs run roughly $9,000 to $22,000 full service in Pennsylvania. Triple-wides and modulars start near $15,000 and can pass $30,000 once tear-down, re-set, blocking and utility work are included.
What is included in a full-service mobile home move?
Full service covers disconnecting utilities, removing skirting and any attached porch or addition, installing or checking axles, tires and hitch, pulling PA oversize move permits and township road permits, running pilot and escort vehicles, hauling each section, then re-setting the home on blocks and piers, leveling it and tying it down at the new site.
Can you move a pre-1976 mobile home in Pennsylvania?
Often not. Homes built before June 15, 1976 predate the federal HUD code, so most Pennsylvania parks refuse them, many townships will not permit the set, and few licensed movers will haul them. When a mover does take the job, expect roughly 15 percent more than a comparable HUD-code home, plus a real chance the destination park says no.
Do I need a permit to move a mobile home in Pennsylvania?
Yes. Pennsylvania requires an oversize or overwidth hauling permit for each section on state roads, and individual townships and boroughs often require their own road-use permits. Licensed movers pull these for you; budget roughly $250 per section plus local fees, and expect a few extra days for approvals.
Is it cheaper to move a mobile home or sell it and buy another?
For most Pennsylvania owners, selling is cheaper. A move costs thousands, risks frame, wall and plumbing damage, and needs a destination park or lot that will accept the home's age and size. Selling the home as-is for cash costs nothing out of pocket and nothing has to be hauled.
